These types of properties include: office ( from single tenant to large scale high rise), retail, shopping center, industrial, hospitality, retirement, medical, nursing homes, congregate care facilities, vacant land, hospitals, special purpose properties and any other income producing property. Residential properties such as 1-6 family homes, condominiums, cooperatives, large estates, subdivisions, waterfront and mixed use properties are routinely appraised.
PURPOSE OF APPRAISALS: The typical purpose of our appraisal assignments are for: mortgage financing, real estate tax appeals, PMI removal, appraisal review, portfolio analysis, legal (tax certiorari, estate planning, matrimonial and equitable distribution, condemnation, land use and zoning, forensic investigations, environmental damage valuation, malpractice, real estate title issues, construction damages , easements, minority and partial interests), highest and best use. We have qualified as real estate appraisal expert witnesses in bench and jury trials since 1972.
DUE DILIGENCE ANALYSIS: This type of analysis is available in support of client acquisition or disposition of real estate.
APPRAISAL REVIEW: We prepare appraisal reviews for legal case triage purposes and well as mortgage financing purposes.

Background and Historical Information:
Our firm is a family business and has been in existence since before the turn of the century. It was founded by Howard Jackson’s great grandfather. We have valued property through two world wars, the Cuban Missile crisis, the Great Depression, the energy crisis, the World Trade Center attack and the current sub-prime mortgage crisis with its far reaching, related global micro and macroeconomic issues.

Anne Longworth Jackson, Howard Jackson, Jr.'s Grandmother, of Joseph Jackson, Inc., a real estate appraisal and real estate brokers office, was the "only" woman HOLC ( Home Owner's Loan Corporation). She was appointed to the position, Jan 11, 1939 the same day Mr. Joseph Jackson died.
